For expatriates and non-residents, the minimum down payment is typically 25% of the property value for properties under AED 5 million, and 20% for properties above AED 5 million. UAE nationals require a 20% down payment. For off-plan properties, developers often offer flexible payment plans with lower initial deposits.

In addition to the property price, you should budget for: DLD transfer fee (4% of property value), agent commission (2% + VAT), NOC fee (AED 500-5,000), title deed fee (AED 4,000), and potential mortgage registration fee (0.25% of loan amount). We recommend budgeting an additional 7-8% on top of the property price.
